A bathroom is the most expensive room per square metre in the average London house. Clients asking us to build one are making a substantial financial commitment and entrusting us with a structurally vulnerable part of their property. A five-year warranty is our way of meeting that trust head-on.
What the Warranty Covers
Our written five-year warranty covers three specific failure modes:
- Workmanship — if a tile comes loose, a grout line cracks, or a waterproofing seam fails within five years of install, we return and fix it at no cost.
- Waterproofing integrity — if the tanking membrane or silicone joints fail, we make good the damage.
- Adhesion and grout performance — hollow-sounding tiles, failed grout joints, and shrinkage cracks are all covered.
What It Doesn’t Cover
- Damage caused by impact — dropped weights, shoving heavy furniture through the bathroom.
- Tile breakages from subsequent building works (e.g. a plumber drilling through a wall).
- Natural stone sealing and maintenance — stone requires ongoing care; we can advise but can’t guarantee finish longevity beyond the install.
Why Five Years and Not One
One-year warranties are industry standard and, frankly, cosmetic — almost all failures that are going to happen will happen in the first five years. A one-year warranty is “you’ve barely moved in”. Five years puts real skin in the game.
Five years is also the length of time we want every client to use us on their next project. The warranty aligns our interests with theirs — if the installation fails in year four, fixing it is cheaper than losing the referral network they’d otherwise send our way.
